5 Things to do Before Putting Your Home on the Market

 

1. Have a pre-sale home inspection. Be proactive by arranging for a pre-sale home inspection. An inspector will be able to give you a good indication of the trouble areas that will stand out to potential buyers, and you’ll be able to make repairs before open houses begin.

 

2. Organize and clean. Pare down clutter and pack up your least-used items, such as large blenders and other kitchen tools, out-of-season clothes, toys, and exercise equipment. Store items off-site or in boxes neatly arranged in the garage or basement. Clean the windows, carpets, walls, lighting fixtures, and baseboards to make the house shine.

 

3. Get replacement estimates. Do you have big-ticket items that are worn our or will need to be replaced soon, such your roof or carpeting? Get estimates on how much it would cost to replace them, even if you don’t plan to do it yourself. The figures will help buyers determine if they can afford the home, and will be handy when negotiations begin. 

 

4. Find your warranties. Gather up the warranties, guarantees, and user manuals for the furnace, washer and dryer, dishwasher, and any other items that will remain with the house.

 

5. Spruce up the curb appeal. Pretend you’re a buyer and stand outside of your home. As you approach the front door, what is your impression of the property? Do the lawn and bushes look neatly manicured? Is the address clearly visible? Are pretty flowers or plants framing the entrance? Is the walkway free from cracks and impediments?

1.       Get the following items together.  The faster you get them to your lender the faster your file will progress:

a.       Last 2 years of Signed Tax returns including your W-2s.   If you are self-employed they will need business and personal returns with ALL schedules.

b.      30 Days of paystubs

c.       Last 2 months of  bank account statements-Must have your name and account number on them and must have ALL numbered pages attached.

d.      Current 401K, IRA statements-All pages with your name and account number.

e.      Copy of Social Security Card and Clear copy of Driver’s License

f.        Proof of any other income you receive.  Social Security will need awards letter. Child support or alimony will require court documents.

2.        Make sure there are not any funds deposited into your bank account that are not your normal payroll earnings.  You will have to source all cash deposits and show where they come from.  Cash is usually not acceptable. Be sure to talk to your lender ahead of time if you are going to get a gift.

3.       DO NOT USE CASH AS YOUR EARNEST MONEY! Make sure that you will be able to prove that your earnest money came out of your bank account. Once your earnest money clears your account we will have to have a copy of the front and back of the check.

4.       DO NOT incur any debt! Don’t open any new accounts! This can hurt your debt to income ratio and also hurt your credit score.

5.       DO NOT pay off any debts without talking to your lender.  Paying off debts can decrease your credit score.

6.       Do not overdraw your bank account.  NSF Fee’s do reflect negatively on your loan.

7.       DO NOT co-sign with anyone else on a debt without talking to your lender.

8.       DO pay all of your bills on time.

9.       DO save all that you can to show more assets.  Assets make your file stronger.

The mortgage process is very thorough.  Make absolutely sure to take the application very serious and give the lender the CORRECT information.  This will eliminate some of the headaches for you and help make the transaction smoother.  If you are in doubt about anything, call your lender BEFORE you do anything. 

A tip for Buyers you haven't heard


What is the one tip you have for someone looking to buy a home today? Negotiate effectively. In today’s market, Buyers are looking for a deal. Prices and interest rates are low. Buyers are already getting a deal. So instead of focusing on finding a deal, I suggest to my Buyers to concentrate on finding their home. Then compare the statistic and number with your Buyer’s agent. That gives you a better footing for establishing an objective and reasonable offer. Do not walk away from an already good offer because as a Buyer do not feel you “won” the best deal from the Seller. It is not about winning, it is about getting the home you want at a price you are willing to pay.

Tips for Keeping Your Loan Process on Track

We recently heard from a friend in the mortgage business about a client of his whose loan was making great progress through the approval progress. But, just when he needed to update the couple’s bank statement in the final stages, he discovered the couple was so excited about their new home they had gone on a shopping spree. Needless to say, it took a lot of work and a loan from their parents to get their loan approval back on track.
We work closely with our clients and their lenders to help keep loans on track and ready to close in a timely manner. We thought the following tips from Diversified Capital Funding were good reminders and worth repeating.
So, David Letterman-style, here are the top 10 things NOT to do when trying to get your loan approved:
10. Do not shop for a new car or agree to a pre-approved credit card offers. Any credit inquiry lowers your credit score, which is viewed negatively by lenders.
9. Do not take on any new debt. It reduces the amount you are eligible to borrow.
8. Do not file for divorce. Once filed, most lenders will not make the loan until the final decree is recorded.
7. Do not move your down payment money from one account to another. Lenders will need a paper trail to find it.
6. Do not lose track of any records related to stock liquidation for your down payment.
5. Do not change the source of your down payment. Any change could force the loan to be underwritten again.
4. Do not leave town without providing your loan agent and Realtor with contact numbers.
3. Do not quit or change your job. Lenders call your employer to verify you work there. If you’re gone, the loan process will be stopped.
